Phase 1 will offer 55 apartments, with at least 50 reserved for low and very-low income households. Bedroom sizes will range from one-bedroom to three-bedroom apartments to accommodate families of all sizes. 11 apartments will be designed to be accessible for persons with physical disabilities. Phase 1 will also include a large community room with a commercial kitchen, a meeting room, and service partner offices, open to all COMB Block residents.
The building is still in the midst of the design process but significant consideration has been taken to design a building that fits within the character of the site. Situated on the corner of Boyd Street and Oxford Street, the immediate neighbors of this building will be Bayside Anchor, a mixed-income property co-owned by PHA and Avesta Housing, and the community garden on Boyd Street managed by Cultivating Communities.
Cumberland Housing, the tallest building in the COMB Block Redevelopment at 7 stories, will offer 81 units of affordable housing and 10 market rate apartments. Primarily studios and 1-beds, with a selection of 2-bed apartments, Cumberland Housing is dedicated housing for older adults (55+). 36 units will be designed to be accessible to persons with physical disabilities.
Cumberland Housing will include a community room shared by COMB Block residents, as well as office space for PHA staff and a secure bike storage room. Site improvements to the interior courtyard will create a more usable and handicap accessible outdoor greenspace that will be programmed as a gathering space for residents with plantings and seating. A pedestrian walkway with bike racks will connect Mayo and Boyd Streets.
Cumberland Housing's immediate neighbors include the Phase 1 building and Cultivating Communities community garden on Boyd Street, as well as popular local restaurant Banh Appetit.
Mayo Housing will offer 27 apartments for low and very low-income households. Mayo Housing is geared towards families, with bedroom sizes ranging from two to three-bedrooms, and 20% of apartments will be set aside for special needs populations.
Mayo Housing’s townhome-style, 3-story buildings are designed to blend into the lower density neighborhood to the north and east of COMB Block. Sidewalk reconstruction, new street trees, and grassed open space will enhance the surrounding streetscape. Mayo Housing’s immediate neighbors include Mayo Street Arts, COMB Block accessible parking, and Bayside Anchor, a mixed-income property co-owned by PHA and Avesta Housing.
